Villa rentals

Rental Conditions

The terms that apply to every villa stay we arrange. Read them before you pay a deposit — they are strict on cancellation, and that is the part people wish they had known.

Booking and payment

  • To confirm a booking we ask for 30% of the total within three days. The remaining 70% is due six weeks before arrival.
  • Bookings made within six weeks of arrival are payable in full at the time of booking, together with the refundable security deposit.
  • Card payments carry a 3.5% processing fee. This is not taken automatically and is deducted from the security deposit.
  • Once a property is confirmed it cannot be swapped for another without the cancellation terms below applying.

Security deposit

  • A refundable security deposit is required on every stay. The amount varies by property and is confirmed before you pay.
  • It covers damage, missing inventory and cleaning beyond normal use.
  • Subject to inspection after departure, it is returned within two weeks.
  • It cannot be released on the day you leave, whatever the circumstances.

Cancellation

  • Cancellations must be made in writing by email.
  • Sums already paid are non-refundable, with the exception of the final cleaning charge, any optional services such as pool heating, and the security deposit — those are returned.
  • Because the terms are strict, travel insurance is worth having. It is the only thing that protects the booking if something unforeseen stops you travelling.
  • No refund is given for a late arrival, an early departure, or nights you do not use.

Arrival and departure

  • Check-in is from 15:00. Check-out is by 10:00.
  • Arrivals after 20:00 carry a €50 fee, payable in cash on arrival.
  • Early check-in and late check-out can often be arranged, but must be agreed in advance.
  • Tell us if your arrival or departure time changes significantly — it costs nothing to move, and a great deal to be locked out.
  • Departing late without agreement will be charged.

Cleaning

  • A final cleaning charge applies to every stay. The amount varies by property and is shown before you book.
  • Rubbish must be taken out daily to the containers on the roads leading to the property. Spain's climate makes this less of a formality than it sounds.
  • Nothing may be left behind on departure. Rubbish left at the property is charged at a minimum of €100 per incident, taken from the deposit.

House rules

  • No pets. No smoking inside the property. Either results in a minimum €500 charge from the security deposit.
  • Each property has a manual covering parking, rubbish and community rules. It is worth ten minutes on arrival.
  • A starter supply of toiletries and kitchen basics is provided. Anything beyond that is for guests to buy.

Passports

  • Spanish law requires us to register the passport details of every guest over the age of 15.
  • Send them at least two weeks before arrival. Doing so is what makes check-in quick rather than administrative.

Liability

  • Guests are responsible for their own travel and health insurance.
  • Neither the property owner nor Utopia Lifestyle is liable for accidental injury, death, or loss of or damage to guests' personal belongings.
  • If circumstances outside the owner's control — flood, fire, storm or similar damage — make the property unusable, all payments and the deposit are refunded in full, provided the damage was not caused by the guest.
  • Guests are responsible for damage beyond fair wear and tear, including any amount that exceeds the deposit.

These conditions apply to villa rentals arranged by Utopia Lifestyle. Individual owners occasionally add property-specific terms; where they do, we tell you before you book, in writing.
